Options and Cost
Del Webb, now owned by Pulte, has a very tight production schedule; four months from signature to closing. To achieve this the number of options is tightly controlled, and all are pre-programmed into the system. There are two series of options. The first are 'Architectural Options'. These involve structural changes and we went for three major items: (a) extending the garage forward by 4 feet; (b) enlarging the storage area in the garage to provide for 'golf cart storage' - both of these because moving into a house with no basement we thought we needed this extra space - and (c) a knee wall around the lanai to make it easier to subsequently install glass windows to extend our hot and cold use seasons. The total cost of the AOs was $10,500. The second set are 'Change Orders', involving finishing. We had dozens of these, extra lighting, upgrading kitchen and bathroom cabinets, a Corian kitchen counter and sink, and appliances. We were not very happy with the range of GE appliance options and thought those on offer were expensive. However, some things we had to go along with. The housing inspector will not give an occupancy permit without a range and dishwasher. But you don't need a refrigerator, washer and dryer! We also went for the top upgrade of the over range microwave/oven/exhaust fan. A double oven was not an option. We went for the standard range installation, and for the difference ordered a good dual fuel one from Sears, together with a double door refrigerator, plus a washer and dryer. Sears delivers the lot for $40 including connecting and testing, except for the gas line to the stove which I would do. The most expensive option was for Italian Porcellanato porcelain tile throughout, except for the bedrooms. The total cost of COs was $29,000. The whole resulted in what we thought was a very reasonable total made up of: Granville base price $176,150 Premium lot $63,000 Discount on counters $3,935 Basic Price $235,215 Architectural Options $10,525 Change Orders $29,034 Total Price $274,774 Pre-payment discount $7,306 Final Price $267,468 Quite a big difference from prices in Northern Virginia or California, and not far above Saskatoon.
